Historic Montecito

This Montecito estate represents a remarkable three-year collaboration between Clear Construction, Clear Architecture, and Clear Millwork. The property is located on the upper garden of the storied 200-acre Arcady parcel purchased by industrialist and philanthropist George Owen Knapp in 1912. A jewel of the original Arcady plot, the sprawling gardens, elegant music pavilion and underground ballroom have been beautifully transformed over the past century into a neoclassical home that thoughtfully and expertly embodies belle epoque grace.

From the outset, Clear’s design materialized the client’s desire to give each room an intention—creating spaces that feel both classically rooted and highly functional. Thoughtfully restored and reimagined, the project required navigating complex structural challenges while preserving its historic architectural integrity and incorporating modern amenities. For example, the Clear team developed an underground HVAC system to support the longevity of the 1920s concrete pavilion that was previously without heat or air conditioning. Additionally, significant advanced waterproofing measures were infused throughout the estate to ensure the structure continues to endure the elements. Other project highlights include a custom 2,500-square-foot coffered ceiling, integrated lighting panels with small-aperture recessed lighting, hidden TVs on custom motorized mounts, a fully custom bar with climate-controlled storage, bespoke bunk beds with integrated shelving and concealed lighting, brand new outdoor kitchen, newly designed tennis court, and full pool and hardscape renovation.
